Snagging
Snagging is the inspection of a newly completed property to list defects for the developer to fix, carried out at or shortly before handover while the obligation to remedy them still sits with the developer.
A snagging report covers finishes, fittings, mechanical and electrical work, and anything that does not match the specification sold.
It has a window. Once handover is accepted and the defects liability period expires, remedy becomes the owner's cost.
Accepting handover before inspecting, because the keys are ready and the tenant is waiting. That trades a week of rent for the cost of every defect.
